                                              THE MID- CENTURY MODERN HOME


They fly off the shelves like HOT CAKES!


      I remember these homes in our neighborhood when I was growing up and even then, I thought they were so cool! 
     
     Denver has seen a huge boom in Home Buyers really desiring and looking for the Mid Century Modern home in the last few years and the trend is still in full force.
     
     The homes were developed roughly around 1933 and through about 1975.  Although always popular in Southern California they did move west and we have many parts of the Denver Market where they exist and are a hot commodity!
      
      They come in 2 styles, the ranch style home and the split level home. The younger generations are drawn to the non traditional floor plans and love the vaulted ceilings with exposed beams and lots of windows. The kitchen also was almost always open to the rest of the front living spaces and lots of them came with fireplaces that also provided a great focal point for the home.
     
     Some of the homes came with an attached Carport which was much more cost effective to build than a garage back then and design wise, really make these homes unique. The Homes are trendy and stylish and we can't keep them in stock!
   
    You will see this style of home in many areas of the City.  The Virginia Village area ( West of Colorado Blvd and Mississippi) The North Harvey Park Area (Yale and Lowell), South Centennial area between Broadway and Colorado Blvd and also some South Englewood areas. There are also little patches of the homes near Yale and I-25 and some right off south Lowell Blvd between Belleview and Bowles. They even show up in the Greenwood Village areas and Bow Mar in Littleton. 
     
     Time over time we are seeing this style of house demand prices far above the any of the other architectural home designs. Sometimes getting over $100,000 more than asking in today real estate environment here in Denver and the surrounding areas. 
    
    The homes don't come cheap even in the most outdated of conditions. A real fixer upper of this style of home will put the buyer in a purchase price range of around $600,000. The home designers/investors are usually the first to snap them up as they generally purchase as cash buyers against buyers that need traditional funding to get into the homes.  Even with Cash purchasing power the investors almost always find themselves in competing offer situations and paying top dollar. So the Denver Market goes.....
    
     If you are lucky enough to get one of these great designed homes, the popularity never seems to diminish on them and they are a great investment opportunity for the future growth of equity!
