Mid Century Moderns!





So whats up with the come back of the MID CENTURY MODERN HOME?!


      I remember these homes in our neighborhood when I was growing up and even then, I thought they were so cool! 
     
     Denver has started to see a boom in buyers really desiring and looking for the Mid Century Modern home in the last few years.
     
     The homes were developed roughly around 1933 and through about 1975.  Although always popular in Southern California they did move west and we have several parts of the Denver Market where they are in small bunches!
      
      They come in 2 styles, the ranch style home and the split level home. The younger generations are drawn to the non traditional floor plans and love the vaulted ceilings with exposed beams and lots of windows. The kitchen also was almost always open to the rest of the front living spaces and lots of them came with fireplaces that also provided a great focal point for the home.
     
     The home came with an attached Carport which was much more cost effective to build than a garage and design wise, really make these homes. They are trendy and stylish and we can't keep them in stock. 
   
    You will see this style of home in the Virginia Village area ( West of Colorado Blvd and Mississippi) in Denver in the North Harvey Park Area (Yale and Lowell), South Centennial area between Broadway and Colorado Blvd and also some South Englewood areas. There are also little patches of the homes near Yale and I-25 and some right off south Lowell Blvd between Belleview and Bowles.
     
     They are drawing a big following now and some of my investors are taking that seriously. Most of the homes have not been updated so they are a great project for the home designers in the area. 
     
     I am blessed enough to be working for one of them and she really is cutting her own broad path in the market by pulling these homes into the 21st century. She has a great eye for finding the perfect homes for her projects and turning them into gorgeous homes that hit the market with buyers chomping at the bit.
     
     Her eye for detail has created a following of buyers even from as far away as California. Waiting in the wings for her next project to come to market.
    
     The homes don't come cheap even in the most outdated of conditions. A real fixer upper of this style of home will put the buyer back anywhere from $400-$500K. The home designers/investors are usually the first to snap them up as they generally purchase as cash buyers against buyers that need traditional funding to get into the homes.  Even with Cash purchasing power the investors almost always find themselves in competing offer situations. So the Denver Market goes.....
    
     The good news is the designers are bringing beautiful Mid Century homes to the market that the buyers love and are waiting in line for.  I am happy to represent a great product and thrilled to see the excitement this style of home is bringing to our marketplace.
